Why You Should Always Use a Buyer Specialist

Many buyers do not fully understand the home buying process & what role a Realtor plays.  Here are some of the most frequently asked questions we receive from Buyers:

Does it cost a buyer to use a realtor?

Generally, there is no cost for the buyer to use a Realtor in a traditional Realtor/buyer relationship.  In almost all transactions, the compensation received by the Realtor comes from the seller’s sale proceeds.

Can my realtor give me information on properties listed with other realtors?

Absolutely! If that other company is a member of the Multiple Listing Service (MLS) which most real estate companies are. They may even be able to help you source information about For Sale By Owner (FSBO) properties.

What if I find a property on my own?

Contact your Realtor, not the property owner or the Realtor listing.  Provide the address or the MLS number to your Realtor & they will make contact & gather any important information regarding the property for you.

What information will my realtor need from me?

Your contact information & confirmation from your lender that you are pre-qualified is very important. And, the more information you provide about the type of property you are looking for, the better equipped your Realtor will be to recognize properties that will suit your needs.  Keep in mind that a search that is too specific may narrow your list of properties too much while one that is too broad may give you more properties to look at than you have time to go through! Make a “Wish List” outlining items that are “must haves” and items that you’d like but are not necessary & give it to your Realtor.

Can I go to open houses without my realtor?

Certainly!  Just make sure you let the host (Realtor or owner) know that you are working with a Realtor who may contact them on your behalf if you like what you see.

How can I find out about new properties?

Your Realtor will set you up for Private Client Services (using your search criteria) & email you updated listings as soon as they come on the market.  In addition, they will notify you of potential listings that may not yet be on the Market.

What if I want to switch Realtors?

First, let your Realtor know the reasons why & see if you can work out the issues. If not, tell the Realtor you no longer want to work with them & find another Realtor.

What are my obligations?

A Realtor can be an invaluable resource if you remember to:

  • Work with just one Realtor
  • Tell your Realtor everything
  • Tell other Realtors you already have an agent
  • Consider your Realtor a friend
